All vendors, contractors, and outside workers — including routine service calls, repairs, deliveries, and tradespeople — must have a valid Certificate of Insurance on file with management and receive prior approval before entering the building. This applies to every visit, regardless of duration. Vendors who arrive without approved insurance will be denied entry. Please communicate this to anyone you schedule to visit your apartment.

Scheduling a Service or Repair Visit
During the elevator modernization, all vendor and service visits must be scheduled through building management at least 5 business days in advance — including routine appointments such as plumbers, HVAC technicians, cable and internet installers, appliance repair, and any other tradespeople. This is not limited to large renovation projects.
A valid Certificate of Insurance (COI) must be on file with management before any vendor may enter the building. If your vendor does not have a COI on file, please ask them to submit one to management before their scheduled visit. Vendors without approved insurance will not be permitted entry.
With elevator capacity limited during the modernization, scheduling in advance ensures your vendor has a confirmed time slot and a staff member available to escort them. Unscheduled vendors will be turned away, which may cause delays to your service appointment.
Using the Approved Vendor Directory
The building maintains an Approved Vendor Directory — a curated list of licensed contractors and service providers whose Certificates of Insurance are already on file with management. Using a vendor from this directory means one less step before their visit can be approved.
Browse the directory and select a vendor in the trade you need — plumbing, electrical, HVAC, appliances, or general contracting.
Contact the vendor directly to confirm availability and agree on a date and time for the visit.
Use the scheduling calendar to submit a reservation request for that date. Since their COI is already on file, approval is typically faster.
You are not required to use a listed vendor — you may use any licensed contractor of your choosing. However, outside contractors must submit their own COI for review before their visit can be approved, which may add time to the process. For routine service calls, using an approved vendor is the fastest path to a confirmed appointment.
Project Overview
As previously announced, the first phase of our elevator modernization project began on Monday, March 9th, 2026. For an estimated 8–14 weeks per elevator, each car will be taken out of service in sequence. During this period, the two manually operated elevators — the main passenger car and the service car — serve as our primary means of vertical transport.
To ensure continuous service, additional staff trained as elevator operators are on duty 24 hours a day, 7 days a week. We require every shareholder's cooperation and patience throughout this process.
All dates beyond the confirmed March 9th start are estimates only and are subject to change based on project progress. Updates will be posted to this site as the project advances.
Elevator Routing
The manually operated passenger elevator is reserved for residents and their guests. A trained attendant operates this car at all times.

Basement Access
The service elevator is the only means of access to the basement during the modernization. This includes the laundry room, gym, bike room, and all storage units.
Please anticipate potential wait times, particularly during peak hours:
Stairwell Access
Stairwell A provides access to the lobby and may be used for regular egress by residents who are able and wish to use the stairs.
Stairwell B is a designated emergency exit only. It does not provide lobby access and should not be used for routine egress.
Scheduling Your Vendors
All vendors must be scheduled at least 5 business days in advance.
During the modernization, building capacity is reduced to a single service elevator for all non-resident traffic. Without scheduling, multiple vendors from different apartments can arrive simultaneously, creating backlogs that affect every resident.
Proof of current insurance must be submitted to management before any vendor is permitted to enter the building. Vendors who arrive without a scheduled appointment or without insurance on file will not be permitted access.
