Before You Schedule

Submit Certificate of Insurance

Email COI to management at least 2 business days before work begins. COI must meet all coverage requirements.

Complete Pre-Arrival Intake Form

Download, complete, and submit the form at least 5 business days before the intended start date.

Confirm Appointment

Receive written confirmation from the Resident Manager. No access will be granted without confirmed approval.

Critical Notices

Escort Required at All Times

All contractors and workers must be accompanied by a building staff member when using any elevator. Workers may not use the stairwells independently. Stairwell B is a designated emergency exit only and is not to be used under any circumstances. Stairwell A provides lobby access but is not available for unsupervised contractor use. All vertical movement within the building must be coordinated with building staff.

No Material Storage in the Building

The building does not provide storage of any kind for contractor materials, equipment, tools, or debris. All materials must be brought in and removed the same day. Nothing is to be left in hallways, the lobby, the basement, mechanical rooms, or any common area at any time, under any circumstances.

Measurements Are Your Responsibility

All dimensions provided on this site — including hallway dimensions and elevator specifications — are for general reference only. Contractors are solely responsible for taking their own measurements of the elevators, service entrance, basement, hallways, and any other areas relevant to their work prior to scheduling. The building makes no guarantee as to the accuracy of reference dimensions for individual project planning.

5 Business Days Advance Notice Required

All work must be scheduled a minimum of 5 business days in advance. No contractor or vendor will be granted access without a confirmed appointment. Vendors who arrive without a scheduled appointment will be denied entry. Please plan all work accordingly and contact the Resident Manager as early as possible.

Building Rules for Contractors

Work hours: Monday–Thursday 9:00 AM–5:00 PM; Friday 9:00 AM–4:00 PM.

No drilling or hammering noise until 10:00 AM.

No noise after 4:00 PM. All workers must leave the building by 5:00 PM Monday–Thursday and 4:00 PM Friday.

Do not use the stairwells or the front (passenger) elevator. All workers must use the service elevator and must be escorted by a building staff member at all times.

No eating or congregating in hallways.

The apartment door must be kept closed at all times with industrial extractor fans running.

Walk-off mats must be placed inside the main entry, and plastic zipper or magnetic door liners must be installed.

Hallway floors must be protected with Masonite while work is in progress.

Hallways must be kept clean and cleaned after work every day (wipe down moldings and vacuum floor).

Garbage removal, debris carting, and material deliveries must be scheduled in advance with the Resident Manager. Any work that will occupy the elevator for an extended period — including large deliveries, debris removal, and heavy equipment transport — requires prior coordination. No debris may be removed during the service elevator blackout period.

All workers must behave in a professional manner at all times while working at 969 Park Avenue.

Be patient when waiting for the elevator. You are not the only one using it.

Moving & Delivery Rules

Hallway floors must be covered with Masonite at all times while work is in progress.

Hallway molding on walls must be covered up to 4 feet high.

No items to be left in the hallway at any time.

All items must be securely wrapped before leaving the unit.

Building hours are strictly enforced: 9:00 AM–5:00 PM.

All workers must act in a professional manner. No loud talking or shouting.

Moves must be scheduled and approved by management in advance after COI review.

Masonite floor protection must cover the full hallway width for the duration of any work. Molding must be covered to 4 feet high.

Certificate of Insurance Requirements

A Certificate of Insurance is required for all work, moves, and deliveries. Your contractor or delivery person will not be permitted to enter the building until management has received a valid COI at least two business days in advance. All deliveries requiring the service elevator must also be scheduled with the Resident Manager.
