Check your vendor's COI status
All vendors must have a valid Certificate of Insurance on file before entering the building. Check the Vendor Directory to see if your vendor is pre-approved.

If not pre-approved, have them submit a COI
Your vendor emails their Certificate of Insurance to [email protected] before the visit. Pre-approved vendors in the directory can skip this step.
COI must name 969 Park Avenue Corp. as certificate holder. See the Contractor Portal for full requirements.

Schedule the elevator
Book a Maintenance slot on the scheduling page. Select the job type, number of workers, and your preferred date. The system will calculate the minimum time needed.

Confirm with your vendor
Share the booking confirmation with your vendor. They must arrive within the booked window and check in with the front desk on arrival.

Use the Delivery Scheduler
Go to the Delivery Scheduler and select your items one by one. The system calculates the elevator credits needed and recommends a minimum booking window.

Check availability and book your slot
The scheduler shows available dates based on your item load. Pick a date and time window that works for you.
All deliveries require at least 2 business days' advance notice. Large loads (furniture, appliances) require 5 business days.

Ensure your delivery company has a COI
Delivery companies must have a valid COI on file. Pre-approved vendors in the directory are already cleared. Others must email their COI to [email protected].

Confirm and share details
You'll receive a confirmation email. Share the booking window with your delivery company — they must arrive within the scheduled time.
Contractors on medium or large projects: Your work slot covers your crew and hand tools only. Any bulk deliveries, material drops, or removal loads must be booked as separate Delivery slots when needed.

Contact management to begin
All alterations are handled directly through management. Email James Jennings at [email protected] to start the process. He will guide you through the required documents and timeline.

Management reviews and issues the agreement
Management will review your scope of work and issue the appropriate Alteration Agreement. No work may begin until the agreement is signed.
Alteration review timelines vary based on scope. Contact management early — do not schedule contractors until the agreement is in place.

Schedule work and deliveries separately
Once your Alteration Agreement is signed, schedule your work slot for your crew. Any material deliveries or debris removal must be booked as separate Delivery slots.

Familiarise yourself with the building rules, COI requirements, work hours, and escort policy before your first visit.

Submit your Certificate of Insurance
Email your COI to [email protected]. It must name 969 Park Avenue Corp. as certificate holder and meet the minimum coverage limits listed in the portal.
COI must be received before your scheduled start date. You will not be permitted to begin work without it.

Complete the Pre-Arrival Intake Form
Download and complete the appropriate pre-arrival form for your job type. For jobs under 2 days, use the Short-Form. For larger jobs, use the Full Pre-Arrival Intake.

Schedule your elevator time
Book your work slot at least 5 business days in advance (2 days for light work). Select your work type, worker count, and date. The system will show available slots.

Day of arrival
Check in with the front desk on arrival. You will be escorted to the service elevator. No use of the passenger elevator or main stairwell. All materials must be hand-carried or scheduled as a separate delivery.
Medium to large projects: Your work slot covers your crew and hand tools only. Bulk deliveries, material drops, and debris removal must each be booked as separate Delivery slots through the Delivery Scheduler.

Confirm your COI is current
Check that your Certificate of Insurance has not expired. If it has, email the updated COI to [email protected] before scheduling.
COIs expire annually. An expired COI will result in access being denied on the day.

Book any delivery or removal loads separately
Material deliveries and debris removal are not covered by your work slot. Use the Delivery Scheduler to book those loads when you know you'll need them.

Protect the hallways before you start
Masonite floor protection must cover the full width of the hallway for the entire duration of your delivery or removal. Hallway molding must be covered to a height of 4 feet. Failure to protect the hallways will result in access being denied.
Hallways must be cleaned and all Masonite removed at the end of every work day. Nothing may be left in hallways, the lobby, or any common area at any time.

Arrive within your booked window
Check in with the front desk on arrival. Service elevator only. If your delivery takes longer than booked, you may be asked to reschedule remaining items.
